GENERAL DESCRIPTION
This beautifully appointed detached property with its own pool, is situated on the Ivanica hills high above Dubrovnik. The large picture box window has stunning views of the ever changing blue waters of the Adriatic – enjoy dining alfresco or in the open plan interior, with air-conditioning, internet access & its hi spec, well equipped kitchen with dishwasher, fridge freezer with ice maker and delonghi coffee machine.
This get away from it all property is in a sublime position, just 20 minutes drive from the Dubrovnik Airport and the city walls of the “Unesco World Heritage Site”. Alternatively head to Trebinje where you can wander the old town and market and enjoy the local cuisine at very reasonable prices!
Well suited to couple or families, with 3 double rooms and a large sofa bed all with private bathrooms.
Please note Villa Arc is a part of an ongoing building development, no work is carried out on our development in the summer months but there may be light work carried out on properties in the area.

Downstairs cloakroom with sink and WC, plus an additional bathroom with sink, shower and WC.
Shower and WC facilities also provided poolside.
KITCHEN
Open plan, modern fully fitted and equipped with hob, cooker, fridge/freezer with ice making facilities, dishwasher and washing machine.
LOUNGE
A large lounge with comfortable sofas and patio doors opening onto the terraces. The lounge also boasts a separate sofa bed that is secluded away with its own shower and WC facilities.
TERRACE & SWIMMING POOL
The swimming pool (8m x 4m) is for sole use of our guests. The pool can be heated or the chill taken off the pool during the cooler months. Please see the note below on pool heating.
Sun loungers, pool towels, tables and umbrellas are provided for your relaxation along with a comfortable outdoor lounge area.
There is a BBQ and poolside shower and WC facilities.
POOL HEATING
Pool heating is INCLUDED in the villa price in all months except July and August. We have modern strong heating pumps but due to our elevated position and the drop in nighttime temperatures we find it difficult to heat the pool to a temperature suitable for swimming, especially in the early months of the year and towards the latter part of the season. It is not a guarantee. (If you require pool heating in July or August it is provided at £15 per day)
Please be aware it takes 24hrs plus to make a difference in the water temperature.
NB: The pool will not be filled from end November till end April, as it is impossible to heat in the winter months.

PRICES
PREPAYMENT
30% of total amount is required as a deposit when booking, which is nonrefundable. Full payment is then due 4 weeks prior to arrival.
A £200 returnable breakage and key security deposit is due on arrival. This will be refunded on day of departure, once the key is returned and property inspected.

CLEANING
During the week a complimentary mini clean is offered, cleaning the bathrooms and kitchen. Final cleaning is also included.
Should you wish an extended clean please book this with the property manager – laundry can also be included.
CAR RENTAL SERVICE
Please note that whilst staying with us car rental is essential due to our location.
We do have a recommended car rental partner Ras Renta Car, please contact them for information on car availability and rates- www.rasrentacar.com. The service they offer is second to none. They meet and greet you at the airport and transfer you directly to your accommodation, where the car will be waiting for you. Transfers at the end of your stay are also included in the quoted price. Importantly on arrival you have no hidden extras.
BABY EQUIPMENT/SITTING
Baby Equipment and Services Available:
We can supply large travel cots – in perfect condition.
Highchairs, a baby changing mat, toilet training potty, baby food blender.
Please enquire when making the booking to check availability.
Babysitting is offered at €10 per hour. The staff are trustworthy, they have their own children and I wouldn’t hesitate to recommend any of them for babysitting services.

We had a fabulous time in Jacqui’s nice, beautiful, luxurious, cosy house. We found extras in the fridge when we arrived late. We needed it, so it was a very nice treat:-) Our stay was beyond our expectations because housekeeper Natasha took good care of us. She asked after a week even if they could clean the house or/and needed some new bedsheets. The new sheets were welcome but the cleaning wasn’t that necessary for us. The poolboys kept the pool clean while we stayed. So all was perfect 🙂 The house is comfy, has airconditioning everywhere, has in total sooooo many bahtrooms, an outdoor shower and outside toiletarea. It has a well equiped kitchen. Only the special icecube makerfridge was broken, but that wasn’t a problem, because there are enough icecube trays available. We did our big shopping mostly at Trebinje and we went to the local Bonita to buy our bread and smaller stuff. In one word: fabulous! We had a fabulous time in Ivanica. We visited Trebinje, Dubrovnik, Mostar and the waterfalls at Kravica. Thank you again for everything, Jacqui and Natasha.

Villa Arc was simply amazing. The villa itself is very new and modern but has that warm comfortable feel to it and has so many extra touches that made our holiday perfect. It’s so light and has a view that takes your breath away. The border was never an issue and we would find ourselves in Dubrovnik within a few minutes. We spent time checking out Bosnia too..Wow! Never realised just how beautiful Bosnia is. Spent my daughters birthday at the waterfalls..a magical place. There is so much to do and see we couldn’t cram it all into 7 days. There is not a single fault to be found at Villa Arc…It was beyond our expectations, picked up at the airport and a hire car waiting for us on our arrival…I’ve done some travelling in my time and this was totally stress free from start to finish. Hats off to Jacqui and Boz holidays..thank you so much. The perfect holiday! I can’t wait to return.

The website photos do not tell it all – Villa Arc is better than depicted. Tasteful decoration throughout meant we couldn’t decide which bedroom we all liked best. The picture window looked out over the pool towards the stunning views of the local Croatian villages. As we sat on our balcony at night we were able to spot the constellations in the clear night sky. For the first time ever we didn’t visit the local beaches – lying by the pool with the mountain breeze to take the sting from the sun won every time. Our agent outlined how the house operated and pointed us towards local facilities, restaurants and areas of interest in both Croatia and Bosnia. Her recommendations were accurate – local restaurant delicious (and very cheap) – veal under the bell was melt in your mouth, and our children loved the carbonara and squid. Explore the history in the village of Trebinje – you won’t be disappointed. Watching the semi-final of the World Cup was atmospheric to say the least. Our guides on the kayaking trip in Dubrovnik were more informative than any guidebook. Wandering around Dubrovnik in the early evening suited our two young adults. Unfortunately, we were too late to walk the walls. The ultimate compliment from one of our teenagers came as we drove along the mountain roads (a bit daunting, especially when you’re a bit scared of heights) – I’m so glad we don’t go the commercialised places like all my friends. They don’t what they’re missing – it’s all so stunning.

“Now we are back in Berlin and we really want to say thank you for the pleasant stay at Ivanica. We were staying in Villa Arc and it was really nice. The location is perfect made for day trips along the Adriatic but also to Mostar is nice. Thank you for all the good tips from Marija about shopping, restaurants and everything else. Marija was a perfect host and did a really great Job. We needed a birthday cake and immediately and magically – the cake was there! Marija is such a helpful and kind host and she really made our stay with you special! We had a great time and thank you so much for everything!!!

Waking up back home in ‘not so sunny’ Bristol and just wanted to say what a fantastic time we had at your beautiful villa in Bosnia. Have bought a lottery ticket so we can purchase the plot next door, not only for the luxurious house and views, but also, judging by your record collection, we’d be very compatible neighbours!
If the lottery win doesn’t pan out, we looking forward to the EasyJet flights coming out for next summer and possibly booking villa Arc again next year!

As you know we loved the villa (it should be rated 5*) everything has been thoughtfully provided to ensure a comfortable and relaxing holiday. The area is perfect for a getaway from it all break. We found it a bit confusing at first, but once we got used to the roads and the borders and the difference between the 2 countries we really chilled out. We couldn’t believe how cheap it was to eat in Bosnia!
We went to the Old City in Dubrovnik on the Friday but it was busy with tourists we were not too impressed, but it is an amazing place I would love to see it again out of season. We loved the coast line at Kupari, Srebeno and Mlini, we walked right along the coast there the sea was lovely and warm.
Martin’s favorite place was up in the hills along the railway line he took some amazing photos. We would seriously like to go back there next year…

Got back from Villa Arc yesterday. The villa was fantastic and everything my wife was looking for. Clean, quiet with a little bit of luxury. The view is fantastic and changed with the time of day. Even the storm we had on Sunday was impressive. All the information you provided was fantastic too. We noticed your comments on how cheap things were in Bosnia but it still came as a shock when a meal that would cost you £60 at home came in at £30…
