GENERAL DESCRIPTION
Accommodation offered at Villa Anna is divided between two floors and comprises three superbly appointed, luxurious bedrooms, each one designed in a contemporary style. The bathrooms, all en-suite, are meticulously appointed with the highest quality fittings.
On the ground floor you’ll find an elongated living room with floor-to-ceiling glass doors to enjoy the full panorama. Beautifully furnished seating, designed in a modern and minimalist style, with satellite TV, DVD player, air-conditioning and internet access throughout, is a magical place where you can relax and witness the nightly sunset display.
Open plan to the lounge is a fully fitted kitchen with a fridge/freezer (with water & ice dispenser) and stylish dining area with dramatic modern chandeliers and table that comfortably seats six for dinner.
The outside space has been landscaped with great attention to detail, precisely planted and with infinity pool designed to melt into the distant waters of the Adriatic Sea. Sun loungers and daybeds are thoughtfully placed to enjoy both sun and shade and there’s a wonderful veranda where you can dine alfresco on barbecued steaks. There is also further WC and shower by the pool.
Villa Anna provides a quiet and comfortable ambience for those who seek some quality time with friends and family. It sleeps up to 6.
Ideally located just 4 km away from the nearest beaches and restaurants, 6 km from Dubrovnik Old Town and 14 km from the airport.
Villa Anna is part of an ongoing building development, no work is carried out on our development in the summer months but there may be light work carried out on properties in the area.

En suite to bedroom 1 with large walk-in shower, sink & WC.
En suite to bedroom 2 with large walk-in shower, Jacuzzi bath, sink & WC.
En suite to bedroom 3 with large walk-in shower, “his & her” sinks & WC.
Separate shower and toilet by the pool.
KITCHEN
Fully fitted kitchen with a fridge/freezer (with water & ice dispenser) and breakfast bar facility.
LOUNGE
Large open plan lounge with sofas, Wi-Fi and satellite TV.
TERRACE & SWIMMING POOL
The infinity swimming pool (8m x 3.5m) and Jet pool (5m x 4m) are for the sole use of our guests. The pool & Jet pool can be heated or the chill taken off the pool during the cooler months. Please see the note below on pool heating.
Sun loungers, tables and umbrella are provided for your relaxation.
There is a pool side WC and separate shower.
The outdoor dining table and BBQ allows you to dine alfresco by the pool.
POOL HEATING
Pool heating is INCLUDED in the villa price in all months except July and August. (If you require pool heating in July or August it is provided at £15 per day).
The pool and Jet pool are one unit (NB: it is not a Jacuzzi) and will be at the SAME temperature to each other. The heating system are new and high tech, but the temperature reached is weather dependent and you would need to take into account weather conditions especially the temperature drop in the night time. We do not ‘guarantee’ the pools reach a temperature warm enough for swimming.
Please be aware it takes 24hrs plus to make a difference in the water temperature.
NB: The pool will not be filled from end November till end April, as it is impossible to heat in the winter months.

PRICES
PREPAYMENT
30% of total amount is required as a deposit when booking, which is nonrefundable. Full payment is then due 4 weeks prior to arrival.
A £200 returnable breakage and key security deposit is due on arrival. This will be refunded on day of departure, once the key is returned and property inspected.
NB: Rates are subject to an additional 3% credit card and International transfer fees.

CLEANING
During the week a complimentary mini clean is offered, cleaning the bathrooms and kitchen. Final cleaning is also included.
Should you wish an extended clean please book this with the property manager – laundry can also be included.
CAR RENTAL SERVICE
Please note that whilst staying with us car rental is essential due to our location.
We do have a recommended car rental partner Ras Renta Car, please contact them for information on car availability and rates- www.rasrentacar.com. The service they offer is second to none. They meet and greet you at the airport and transfer you directly to your accommodation, where the car will be waiting for you. Transfers at the end of your stay are also included in the quoted price. Importantly on arrival you have no hidden extras.
BABY EQUIPMENT/SITTING
Baby Equipment and Services Available:
We can supply large travel cots – in perfect condition.
Highchairs, a baby changing mat, toilet training potty, baby food blender.
Please enquire when making the booking to check availability.
Babysitting is offered at €10 per hour. The staff are trustworthy, they have their own children and I wouldn’t hesitate to recommend any of them for babysitting services.

We had a very pleasant stay in Villa Anna. The place was clean, cozy and equipped with everything you need for a relaxing vacation. We particularly liked the quiet location – perfect for switching off and relaxing. The kitchen was well equipped, the WiFi worked perfectly, and the beds were also very comfortable.
The contact with the hosts was friendly and straightforward – all questions were answered quickly in advance, and check-in went smoothly.

We had the most fantastic stay at villa Anna. The villa was absolutly stunning with great amenities, we used the bbq most days , there was a great barista coffee machine the villa was immaculate and stunning! The friendly pool man came every day to check the pool and was accomadating when we were using the pool.
The location was quiet and peaceful and will be amazing when other surrounding villas are finished. The reccomended shop in trenjine was very cheap and well stocked.
It was a special birthday while we were out there and the host was so kind to bring a cake and balloon to celebrate which was so lovely of them.
The only thing was the border crossing was busier than expected. We read reviews before coming which talked about this but some days the wait was longer the we expected sometimes adding 30 mins plus on our journey, however this wouldn’t stop us returning.
My family and I had the best time and would love to come back – thank you so much

Great villa for a family holiday. Very spacious and comfortable throughout. Furnished to a high quality. Villa feels safe and secure. Stunning outside area with two pools and amazing views. Helpful property manager and team. Appreciated the essentials food in the fridge on arrival. You’ll need a car to get around. No problems going through border to get to Dubrovnik – the wait ranged from 5-10 mins. Would recommend.

This is a fabulous villa with beautiful views out to sea. We had a wonderful time for the two weeks we were there. Sara and Tamara (local manager) were brilliant and there is a lovely book they leave you, with plenty of great restaurants and activity suggestions. We just needed to plan for the border crossing which does take some time. We had anything between a 5-25 minute wait in July (peak season). It helps not to try it during rush hour or at weekend morning/evening as people travel to and from the coast. The nearest town, Trebinje, is a 20 minutes drive. It has got a great little square with brilliant places for coffee, ice cream and people watching.

Our 8 day break in Bosnia, which can only be described as a huge success was wonderfully accommodated by Sara and her team at Boz Holidays. The communication both before and during our stay at Villa Ana was brilliant. Sara put us in touch with the local car hire company who arranged for our transfers to and from the airport as well as ensuring we had a car waiting for us to use for the duration of our stay. The accommodation itself was spectacular, the views amazing and the high spec of the villa was a welcome addition to our holiday. From a professional coffee machine and appliances in the kitchen to the jacuzzi in the main bathroom, this villa had everything you could wish for and more. Our children had a wonderful time in the pool each day, which was shallow enough for a less confident swimmer whilst the second adjoining pool was perfect for a confident swimmer. The outdoor barbecue was also a hit and where we did most of our cooking. Natasha, who met us on our arrival at the villa was friendly and had some good advice about places to visit- we can highly recommend “Drijen” ( a local restaurant with amazing mixed grill food) and the water park in Trebinje. There was an abundance of fresh towels and the pool was checked daily . We took the heated pool option which cost about £15 each day but was worth it. Upon our departure, my partner realised that she had left some of her valuables in the bed side table ( a watch and earrings) these were promptly posted out to our address in England. The attention to detail and sincerity of the staff working at Boz Holidays is second to none, we can’t thank you enough for helping us to make such fantastic memories.

This villa was an absolute beauty and everything we could have wanted and more! The check in was easy and quick and Anja met us the next morning to greet us all and show us around the property. The views are outstanding and the facilities in the villa are perfect! The only thing to be mindful of is the wait times at the border which can fluctuate however this had no negative reflection on our stay and would fully recommend booking here if you want a quiet villa with stunning views!

We stayed a few days at Villa Anna’s. As we travel much with our kids, we always seek for safe and superclean places. This Villa just seem to have it all. It is very comfortable, designed considering every detail and luxurious as well. Pool position is perfect, very close to sitting area so we always had our kids in sight. We spent again wonderful week in Villa Anna. Weather was beautiful, pool warm and villa itself very luxurious and superclean exactly like last year. Very comfy beds. Enough space for wild children to play and enjoy while parents can enjoy scenery in stylish terrace. Trebinje have many good restaurants in very reasonable prices. This time we did not visited crowdy Dubrovnik at all. Contacts with Bozholidays Sara very kind and promptly. Many thanks again!
